What settlement means

Settlement is the formal completion process for the purchase: the balance is paid and ownership transfers. Your legal representatives and lender usually coordinate the process.

Possession, outgoings and other arrangements depend on the transaction. Check your contract instead of assuming that every sale follows the same timetable.

Questions to take to your representatives

Ask what dates you must meet, which documents remain outstanding, what funds need to be available and how payment instructions will be verified.

If you are selling and buying, ask how the two transactions connect and what happens if the dates change. Record the answer and the person responsible for the next step.

An advertised timeframe is not advice

Do not assume a longer settlement solves a deposit or finance problem. The effect of a proposed term depends on your contract, lender and circumstances.

Budget Property has replaced the former RealFuture product. We do not promote its long-settlement model or provide its historic special conditions as current documents.

Before moving day

Confirm arrangements for your final inspection, keys, services and removals with the people handling your purchase. Keep a small list of outstanding tasks and who will confirm completion.

Prices are advertised prices. Land area and availability need agent confirmation. For a price range, price per m² uses the upper end. Comparing land does not establish buildability.
